The Hearthside Group is a Real Estate company that specializes in selling country inns, bed and breakfasts, restaurants, motels and hotels throughout Vermont and New Hampshire. If you are looking to purchase an inn, motel, hotel or restaurant, Gary and Wendy encourage you to review the following material and give them a call to discuss your search for hospitality property. Their goal is to maintain a high level of communication with the people involved in operating, buying or selling inns, bed and breakfasts, motels, restaurants and hotels.

Both Wendy and Gary have hands on, extensive hospitality experience. Gary and his wife Pam, own and operated the Inn at Blush Hill located in Waterbury, Vermont for 10 years. After working in sales and marketing for several years at Basin Harbor Club, Wendy remains involved with the full service resort property owned and operated by her husband, Bob and his sister.

There are many people in real estate who claim to be involved in the hospitality real estate business. While most are professionals, few truly understand the intricacies of assisting both buyers and sellers who are involved in a complex real estate transaction.

Here are a few questions that should be asked of a real estate person while deciding to work with them.

  • Are they a broker or a salesperson? Usually, a broker's level of experience is much greater.)
  • Do they have experience in selling hospitality property?
  • What types of properties were they involved in selling?
  • Does the person have more experience working as a buyer's agent or a selling agent? Which do they prefer and why?
  • Do they have experience in the hospitality business?
  • Do they have their own property listings or do they mostly co-broke with other real estate persons?
  • In what geographical areas do they work?
  • Are they licensed in more than one state?
  • Does that person have contacts with professionals in other aspects of the real estate transaction? Can they provide assistance in finding banks, lending institutions, lawyers, accountants, building inspectors and appraisers?
  • Will they provide a list of references (both buyers and sellers) for whom they have worked?
