Bed and Breakfast Guesthouse

• Accommodations: The Lodge has 1 large master bedroom and 1 two-room suite with a bath: 1 queen in the master suite, 1 queen and two single beds in the two-room suite.
  The Cottage has 1 queen bedroom plus a fold-out queen couch in the living room. The kitchen in each house is fully equipped with an electric range, refrigerator, microwave, pots and pans, plates, cups and flatware. Each house has a livingroom, dining area, central heat and air-conditioning, ample sheets and towels. There is a gas grill by the swimming pool.
• Rates: $100.00 to $255.00. Additional $25.00 per night per extra person. Children qualify as extra guests if they are over three years old and use the beds; if they sleep in a crib, they are not. There is a $200.00 premium for each room on Graduation UVA weekend. All rates subject to 9.5% sales, meals and lodging tax. Rates are subject to change without notice. Discounts for longer stays available.

  *"Weekends" = Friday, Saturday and Sunday only. We always reserve all three of these nights together as one stay. Even if you plan to stay one or two of these three nights, we still charge you for a "Weekend" and reserve all three nights for you for the price stated as the "Total Price for 3 Nights" above. Please don't write and ask what the price is if you don't stay all three nights on the weekend as there is no discount for this.

• Open: All year.
• Reservations: Reservations are recommended in advance. Go to our website to make a Reservation We do not make reservation by phone except for same-days reservations - Call (434) 531-0140.
• Minimum stay: is 3 nights on weekend stays.

• Payment: Advance full payment required for deposit. Credit cards, checks, and cash accepted.
• Cancellation Policy: Cancellation notice must be received at least 15 days prior to scheduled arrival date to receive refund of deposit, minus $25.00 processing fee. If you cancel 14 days or less prior to your scheduled arrival date, your payment will not be refunded. This applies to any and all cancellations, including if you choose not to come because of weather conditions. If we cancel your reservation, your payment will be refunded in full.
• Check-in: after 3:00 p.m. Check-out: 11:00 a.m.
• Restrictions: Children are welcome. No pets, please.
• Meals: Both houses have complete kitchens. There are coffee makers (US & European) and coffee, tea, and sugar in each kitchen. There is no breakfast served.
• Special Events at Guesthouse: Family reunions, vacations, corporate functions, and more.
• Recreation & Activities: Swimming pool open all year long and whirlpool tub. The pool is there all year long, that is, it is not covered in the winter. It is not heated, however. Only good for Polar Bear types from September to May!
• Attractions & Special Events: Jefferson's Monticello, Madison's Montpelier and the University of Virginia.
• Directions: From Charlottesville: About fifteen minutes (7 mi). Take Rt 250 east (toward Richmond) out of town, crossing the Rivanna River. At the first intersection after the bridge (Ponderosa on the right, Texaco and McDonalds to the left) turn left onto Route 20 north (toward Barboursville) and go 5+ miles. Turn right on Route 746 (Foster's Branch Road) which you follow for one mile carefully to the very end! - Follow Route 746/Fosters Branch Road but, do not go straight on to Route 811! - Follow the "Route 746" and "Foster's Branch Road" signs, turning right and then left, to the "End State Maintenance" sign (a total of about one mile) where it becomes our paved driveway. Rt 746 gets a bit "lonely", but you really are on the right road. Go up this paved drive to the small parking lot at the top. Please park head-in toward the retaining wall, facing east.
  From Charlottesville Airport (CHO): About fifteen minutes. Leave the airport following the signs for Charlottesville. When you get to the light at Route 29 (less than one mile), go straight across Rt 29 onto Proffit Road (Rt 649). Follow this for about 4 miles until you reach Route 20 and a stop sign. Turn left onto Route 20 north and go one mile.
