• Accommodations: 5 guest rooms, each with private bath, cable TV, telephone, and air conditioning; some have whirlpool tubs.
  One cottage with 2 bedrooms, 2 baths, kitchenette, small living room with 2 twin beds, TVs, and air conditioning; sleeps up to 6 (can be divided for those who don't want to rent the whole cottage).
  Two 1-bedroom cottages, each with Jacuzzi bath, fireplace, cooking facilities, air conditioning, cable TV, and covered deck.
• Rates: Rates are per night, based on double occupancy; $15.00 reduction for single occupancy, $25.00 per extra person in a room ($15.00 for children under 12 years, no charge for under 3 years). 10% discount from the end of October until April (except 1-night stays on weekends). 15% discount for weekly stay. Rates include full gourmet breakfast and a complimentary beverage in the evening; fly fishing and practice tennis court (plus racquet and balls) at no charge. 7.75% State Tax, 1.8% County Tax, and 6% service charge, which includes gratuities, are not included. Rates are subject to change without notice.

• Payment: No deposit required, but a valid credit card is necessary. All major credit cards accepted; sorry, no checks.
• Cancellation Policy: Cancellation notice must be received at least 7 business days (10 business days for holidays) prior to scheduled arrival date. Credit card will be debited with a 1-night charge, which is refunded in case of a 3-night stay within the next 6 months.
• Check-in: Normally not earlier than 2:00 p.m. and no later than 8:00 p.m. Check-out: No later than 12:30 p.m. Guests who stay later without prior approval will be charged an extra half day.
• Restrictions: No smoking. Pets welcome ($10.00 per night, by arrangement only). Children welcome (please make arrangements for children under 3 years old).
• Languages Spoken: French, ... German, ... Italian, ... Hungarian, ... Portuguese, ... Spanish, and English.
• Special Inn Events: Small events (weddings, reunions, etc.) may be arranged.
• Recreation & Activities: On site: practice tennis court, heated lap pool (summer), 3 outdoor Jacuzzis, fly fishing, private 2-mile hiking/walking trail, swimming in natural ponds or private stretch of river, cross-country skiing, and in-room massage. Nearby: hiking, golf, horseback riding, and downhill and cross-country skiing.
• Attractions & Special Events: Willowemoc River for fly fishing, superlative hiking on Catskill hiking trails, museums, music festivals, parades, and ski resort.

• Directions: From New York (2 hours, all highway): Major Deegan (North); continue on 87 North (NY State Thruway). Get off at Exit 16 (Catskills-Middleton-Binghamton). Take Route 17 West. Get off at Exit 96 (Livingston Manor-Lew Beach). As you come off the Exit ramp, turn LEFT on "T" Junction. You are now on DeBruce Road. Travel 1.6 miles to open white gate on the right, with hanging sign and 408 on the mailbox. Continue 400 yards down driveway. The Guest House is behind the trees on the left.
  From New York (scenic route): Cross George Washington Bridge and take Palisades Parkway. Get off at Exit 18. At Circle, take Route 6 West. Follow signs to 17W (Binghamton). Get off at Exit 96 (Livingston Manor-Lew Beach). Follow directions from Exit 96 above.
  From Upstate (Binghamton, Syracuse, etc.): Take Route 17 East and get off at Exit 96. Turn right. At "T" junction turn left, then go downhill to first turn left. You are now on DeBruce Road. Travel 1.75 miles under bridge to open white gate on the right with hanging sign and 408 on the mailbox. The house is behind trees on the left.
