• Accommodations: The B&B hosts just one party at a time in 3 guest rooms, one with queen bed and 2 with two twin beds. You are welcome to use the livingroom, porch, all common rooms, washer, dryer, iron, sink, and work table in the large laundry room next to the kitchen. There is ample off-street parking for several cars.
• Rates: Rates shown are for up to six people. We host one party at a time - rental 1, 2 or all three rooms. There is a $50.00 per night charge for additional person. There is a $30.00 per night charge for additional child using our crib. There is a $20.00 per night charge and a $50.00 damage deposit for each pet. Rates include a full breakfast and may include a free sailboat ride depending on season and weather.

• Minimum stay: is 2 nights and 3 nights during holidays weekends. No split weekends. Friday and Saturday must be rented together in the summer.

• Check-in: after 2:00 p.m. Please call a day ahead to tell us when you expect to arrive. Check-out: before 11:00 a.m.
• Payment: We will hold your reservation 5 business days based on a credit card guarantee by phone or e-mail. After your phone or e-mail reservation request is accepted, Please mail a deposit check for at least 50%, The credit card guarantee secures your reservation only for 5 business days while we await your check. Balance due must be paid in full upon arrival. We request personal checks, cash, or traveler's checks for payment of both deposit and balance due. Please call us one day before your arrival to confirm arrival time and breakfast preferences.
• Cancellation Policy: Cancellation notice must be received at least 14 days prior to scheduled arrival date for refund of deposit - minus a 10% cancellation fee. Deposits or cancellations received in less than 14 days prior to scheduled arrival date are non-refundable. On shorter notice, we will make a 90% refund only if we are able to re-rent your room. If you arrive late or depart early for any reason, no refund will be issued . In the event of a no show, the deposit will be forfeited and the balance due will be charged to your credit card.
• Restrictions: No smoking in rooms. Children welcome.
• Pets: You may bring your dog or cat. Your pet MUST be house trained and taking an anti-flea medication. Dogs MUST be kept on a leash or on a run when outside. Dogs MUST have registration and rabies shots tags. Dogs are allowed on public beaches only between 4:30 PM and 8:00 AM. Please clean up after your pet at all times. We do not do pet-sitting. Dogs may NOT be left unattended unless secured in a pet carrier or cage.
• Breakfast: Full Breakfast of standard fare is served from 7:30 to 8:30 a.m. Please let us know your food preferences before you arrive, otherwise it's cook's choice. You are welcome to help yourself to Continental Breakfast items which are available at all times. You can use the fridge but not the stove.
• Special Inn Events or Service: Free Sailboat Ride on the Catboat Eventide on our scheduled excursions from June to October.
• Recreation & Activities: Inn is located near beach across from main harbor. Whale watching tours and golf nearby. Cape Cod National Seashore Park. Boating, fishing, beach combing, hiking, biking and more.
• Attractions & Special Events: Main Street Hyannis, Kennedy Memorial, Kennedy Museum, ferries to Nantucket Island and Martha's Vineyard, Cape Cod Central Railroad, and Cape Cod Summer League baseball.

• Directions: Once you are in Cape Cod head East on Route 6. Take exit number 6 and get onto Route 132 east towards Hyannis. Go 1.5 miles toward the 2nd traffic light. Just after the Cape Codder Resort Hotel / Hearth & Kettle on the right, bear right just before the light on to Bearses Way. Go 200 yards and make first right just after Buds Place onto Pitchers Way. Pass Jiffy Lube and Go 2.5 miles (through 2 traffic lights) and come to a stop sign. Merge straight onto Scudder Ave. Go less than 1/4 mile to 4-way intersection and turn left at stop sign onto Marston Ave. We are the eighth house on left. Look for our two tall trees, stone wall and dimly lit sign with red hand pump on top. Our wide asphalt driveway is just before a street light.
