- Payment: Reservations are guaranteed
with a credit card and a deposit for 1/2 amount due for two or more
night bookings, whole amount for single night bookings. The deposit
is taken at the time the reservation is made. A non-refundable
$20.00 booking fee is required. Mastercard, Visa, American Express,
and Discover accepted. We do not accept checks.
- Check-in: 2:00 p.m. unless prior
arrangements are made. Check-out: 11:00 a.m.
- Cancellation Policy: Reservations must
be cancelled 14 days prior to the scheduled arrival date for a
refund. If cancellation is made less than 14 days before your
reservation date, you will forfeit the full amount of your
reservation unless your room(s) can be re-rented for the entire
reservation. If the vacancy is filled, you will receive a refund
less a $20.00 booking fee. (In other words, unless we can rebook the
nights you have cancelled, you will be responsible for paying for
them in full. We do our best to fill the rooms in your stead.) If
cancellation is made 14 days or more prior to your reservation date,
you will be refunded less a $20.00 processing fee. No shows and
early departures will be charged in full. (In other words, if you
leave before the date scheduled for departure or if you do not show
for your reservation on the date scheduled for arrival, you will be
charged in full). If you must cancel your reservations due to
weather conditions, you have the choice of rebooking at that time or
taking your deposit (one night of a multi-night stay or the whole
price of a single night stay) as a gift certificate, good for one
year from the date issued.
- Restrictions: Smoking is permitted only
outside on the decks. We have limited facilities for pets. Ask the
innkeeper about our pet friendly cottages. A pet deposit may be
required. All pets must be announced upon making a reservation. A
fee of $200 will be charged to the credit card of the registered
guest of any cottage where a pet is found unannounced and in our
non-pet-friendly cottages. Parties are not permitted on Historic
Cottages property, and all offenders will be asked to leave
immediately, no refund. Period.
- Breakfast: Full breakfast available at
the inns.
- Special Events at Inn: Weddings;
birthday, anniversary, and honeymoon packages; and massages.

boating, plays, horse-drawn carriage rides, horseback riding,

Inn at Rose Hall: Enter Eureka Springs on Hwy
62. Exit onto Hwy 23 North at the Texaco Station and come down the
hill into the valley. Go 1.5 miles on Hwy N23 until you arrive at
the Steam Train Station. At the station, turn left on Hillside
Avenue. Inn at Rose Hall is a short block up Hillside Avenue on the
right at 56 Hillside Avenue.
Peabody House: From the South:
Coming into town on Hwy 62, from either east or west, turn on hwy 23
North (right if you are coming from the east, and left if you are
coming from the west) down the big hill into the Business/Downtown
District of Eureka. At the bottom of the hill, make a Right turn
across from the historic museum, at the Cat House pub
sign and Office Supply sign, which is also the parking
lot for the Pied Piper Pub - continue thru their parking lot, which
is also the start of our street, Armstrong. Come all the way down
all the speed bumps to the large, yellow Victorian. Come into the
lobby and use the phone to find us, and we will show you where to
park.
From the North: As you reach Eureka on Hwy 23,
come into downtown. At the Grand Central Hotel (large brick
building), make a Left going up a steep hill (Douglas Street)
keeping the Grand Central close on your right. Almost at the top of
the hill, make a steep Right onto Armstrong Street. This is a very
steep turn. We are on the Left, large 3 story yellow Victorian. Park
in our small gravel lot just past the front steps.
